I was wondering, in case I want to create a second tenant, for let's say another business unit, would I also need an additional Server Key to be able to have that?

Dear Michael,
Yes, indeed, ARIS 9 licensing uses the number of tenants (German: Mandanten) as pricing parameter.
Tenants are logically separated environments which share only the same physical ARIS installation. All data is separated.
